NHBC Buildmark Warranty 
 
NHBC is the UK's leading warranty and insurance provider for new homes. Established in 1936 NHBC sets standards for its registered house builders and works to improve the construction quality of the homes they build. This is ultimately for the benefit of homeowners. 
 
NHBC is a non -profit distributing organisation with no shareholders that dedicates resources and technical expertise to support the industry in raising the standards of new homes. NHBC is authorised by the Prudential Regulation Authority and regulated by the Financial Conduct Authority and the Prudential Regulation Authority. 
 
Pavilion is a registered NHBC developer with an A1 rating. We design and build in accordance with current Building Regulations and also to meet the standards required by NHBC in order to issue the new property with a Ten year Buildmark Warranty.  
 
For the first Two years of the warranty Pavilion and NHBC cover you against physical damage to your home should this be caused by a defect which results from failure to meet NHBC standards (exclusions and limitations apply). For the remaining years NHBC provides insurance cover for the full cost of physical damage caused to the home by a defect in the structure of the building (exclusions and limitations apply, see Buildmark documents). 
 
The Buildmark Warranty Offer will be passed to the buyer’s solicitor who will complete the relevant details and return this to NHBC in order for the Warranty to take effect. Upon legal completion, a copy of the NHBC Guide To Your Home will be given which details important information regarding the new property along with procedures guidance and contact information. 
 
Resolution Service 
 
In addition, NHBC may also provide a Resolution Service. This can resolve many issues between owners and builders in connection with the details of the Buildmark Warranty, however, exclusions and limitations do apply (see Buildmark documents). 
 
Consumer Code For Home Builders - Fourth Edition April 2017 
 
As well as protection under Buildmark, home buyers also have protection under the home-building industry’s independent Consumer Code For Home Builders which came into effect on 1 April 2010. The code requirements are a set of core principles that home builders registered with NHBC must adopt to protect the interests of new home buyers.  
 
What is the purpose of the code? 
The Code gives protection and rights to purchasers of new Homes. It requires all new Home Buyers are treated fairly and are fully informed about their purchase before and after they sign the contract. 
 
The Code is an industry-led code of conduct for Home Builders, which was developed to make the home buying process fairer and more transparent for purchasers. 
 
The aim of the Code is for all new Home Buyers to:  
 
be treated fairly, 
know what levels of service to expect, 
to be given are reliable information about their purchase and their consumer rights before and after they move in, and  
know how to access speedy, low-cost dispute resolution arrangements to deal with complaints about breaches of the code. 
 
The Code reinforces best practice among home builders to encourage a consistently high level of information and customer service. It builds on successful efforts already made by the industry to improve consumer satisfaction in recent years. 
 
The Code contains requirements that all home builders who are registered with the UK’s main new home warranty providers; NHBC, Premier Guarantee and LABC Warranty must comply with.
